1. Who We Are
This Privacy Policy explains how Gonzalo Consulting LLC, doing business as Forever Landlord ("we," "us," "our," "Forever Landlord"), collects, uses, and protects your information when you visit ForeverLandlord.com or interact with our newsletter, community, podcast, or related content (collectively, the "Services").
The person behind Forever Landlord is Rene Gonzalez — a working landlord who shares what's actually happening with his own five rentals. This site is a personal media operation, not a brokerage, property-management firm, or financial-advisory business.

For EU, UK, and EEA residents, Gonzalo Consulting LLC is the "Controller" of your personal data under the GDPR and UK-GDPR.
2. Scope & What This Policy Covers
This policy covers information collected through:
- ForeverLandlord.com (this website)
- Our email newsletter (delivered via ConvertKit / Kit)
- The contact form on our Contact page (hosted by Tally)
- Any third-party widgets loaded on our pages (listed in Section 5)
This policy does not cover the separate platforms we link to, including our Skool community (skool.com/skoolers), our X/Twitter account, our podcast distribution channels, or any third-party site you reach via an outbound link. Those platforms have their own privacy policies, and your interactions with them are governed by those policies — not this one.
If you join our Skool community, everything you post, message, or engage with inside Skool is handled by Skool, Inc. under Skool's own privacy policy. We do not receive your personal data from Skool except in aggregate or analytics form.
3. Information We Collect
3.1 Information You Give Us Directly
- Newsletter signup: your email address (and first name if provided) — passed to ConvertKit.
- Contact form (Tally): your name, email address, the content of your message, and any optional fields you complete. Tally forwards submissions to help@foreverlandlord.com.
- SMS opt-in (Tally and similar forms): if you opt in to receive text messages, we collect your mobile phone number, the fact of your consent, the consent timestamp, your IP address at the time of opt-in, the form source URL, and the exact disclosure text shown to you. See Section 20 for the full SMS / Text Messaging Program disclosure.
- Voluntary replies: if you reply to a newsletter email, we receive whatever you wrote and your email address.
3.2 Information Collected Automatically
When you visit ForeverLandlord.com, we and our service providers may automatically collect:
- Device & browser data: IP address, user-agent string, browser type and version, operating system, screen resolution, referrer URL.
- Usage data: pages viewed, time on page, clicks, scroll depth, session duration.
- Cookies and similar technologies: see Section 5.
3.3 Information We Do Not Collect
We do not operate on-site purchase forms, on-site payment processors, or on-site account logins. We do not collect credit-card numbers, bank details, Social Security numbers, dates of birth, or government identification. Any purchases happen entirely on third-party platforms (e.g., Skool) under their own policies.
4. How We Use Your Information
We use the information described above to:
- Deliver the newsletter you signed up for
- Respond to messages you send through the contact form
- Deliver SMS / text messages to phone numbers that have voluntarily opted in (see Section 20)
- Understand which content is landing with readers (aggregate analytics)
- Improve the site, the newsletter, and the content we produce
- Protect the site and its users from abuse, fraud, spam, and security incidents
- Comply with legal obligations
We do not sell your personal information. We do not rent, trade, or share it with unrelated third parties for their own marketing.
Legal bases (EU / UK residents): we rely on (a) your consent for newsletter signup and non-essential cookies; (b) our legitimate interests in running and securing the site and understanding our audience; and (c) compliance with legal obligations where applicable.
5. Cookies, Tracking & Analytics
We use cookies and similar technologies for two purposes: making the site work, and understanding aggregate usage.
5.1 Essential Cookies
Our hosting provider (ClickFunnels 2.0) sets cookies required for the site to function. You can block these in your browser, but parts of the site may stop working.
5.2 Advertising Pixels & Tracking Tags
We may install advertising pixels or tracking tags from the advertising platforms we use — currently or in the future — to measure ad performance and build audiences. These include:
- Meta (Facebook / Instagram) Pixel — installed (ID:
832554304224445), currently dormant - X (Twitter) Pixel — may be installed when we run X advertising campaigns
- Google / YouTube ad tags (Google Ads conversion tracking, YouTube remarketing tags) — may be installed when we run Google or YouTube advertising campaigns
When active, these pixels and tags may:
- Measure how visitors from our ads interact with our site
- Help us understand which content drives newsletter signups
- Allow the advertising platform to show relevant ads to people similar to our audience (lookalike / custom audiences)
You can opt out of advertising tracking in several ways:
- Meta: adjust ad preferences in your Facebook / Instagram account settings
- X (Twitter): adjust privacy and tracking settings in your X account
- Google / YouTube: visit myadcenter.google.com or adssettings.google.com
- Browser-level: enable tracking-protection features in Safari, Firefox, Brave, or similar browsers
- Industry-wide opt-outs: Digital Advertising Alliance (youradchoices.com) and the Network Advertising Initiative (networkadvertising.org)
5.3 ProveWorth Reviews Widget
We use ProveWorth to display reader reviews and testimonials. ProveWorth's widget loads on certain pages and may set its own cookies. See ProveWorth's privacy policy at proveworth.com for details.
5.4 Server Logs
Our hosting provider automatically logs IP addresses and request data for security and uptime purposes. These logs are retained by the provider under the provider's own retention schedule.
5.5 Do Not Track & Global Privacy Control
Our site does not respond to "Do Not Track" browser signals because no industry standard has been adopted. We do, however, respect the Global Privacy Control (GPC) signal where feasible for California residents.
6. Third-Party Services We Use
We rely on a small set of reputable service providers to run the Services. Each has its own privacy policy, and your information flows to them only as needed to deliver the Services.
- ClickFunnels 2.0 — website hosting and infrastructure
- ConvertKit (Kit) — email newsletter delivery
- Tally — contact form hosting and submission routing
- Twilio — SMS / text-messaging delivery and toll-free messaging compliance (used only for phone numbers that have opted in — see Section 20)
- ProveWorth — reader review / testimonial widget
- Advertising platforms — Meta (Facebook/Instagram), X (Twitter), and Google / YouTube — when we run paid ads, pixels or tags from these platforms may be active on the site (see Section 5.2)
- Skool, Inc. — separate community platform (we link out to it; they do not receive data from our site except click-through traffic)
- X Corp. / Twitter — social media presence and (when active) advertising platform
- Podcast & video distribution platforms — Spotify, Apple Podcasts, YouTube, etc. (we link out)
We do not control these third parties. We have chosen them as providers we consider reputable, but we encourage you to review their privacy practices directly.
7. Advertising & Remarketing
We do not display paid third-party advertisements on ForeverLandlord.com. The site is ad-free.
When we run paid advertising ourselves — on X (Twitter), Meta (Facebook / Instagram), Google / YouTube, or other platforms we may add in the future — those ads primarily drive traffic to our Skool community or to this website. Remarketing and audience-building happens on those advertising platforms under their privacy policies.
If a pixel or tracking tag from any of those platforms is active on ForeverLandlord.com, it is disclosed in Section 5.2 above, and you can opt out using the mechanisms listed there.
8. Affiliate Relationships (FTC Disclosure)
Some links on this site — most notably the link to join our Skool community — are affiliate links. If you click one and sign up or make a purchase, we may receive a commission at no additional cost to you. Specifically:
- Skool: our community link (
skool.com/skoolers/about?ref=…) is an affiliate link. If you join Skool through our referral and later pay for a premium group or feature, we may earn a commission from Skool.
We only recommend products and platforms we personally use or would use. Our participation in an affiliate program does not influence what we write or recommend. This disclosure is provided in accordance with the FTC's Endorsement Guides (16 CFR Part 255).
9. How We Share Information
We share personal information only in these limited circumstances:
- Service providers (listed in Section 6) who process data on our behalf under written terms requiring confidentiality and appropriate security.
- Legal compliance and safety — when required by law, subpoena, court order, or to protect rights, property, or safety.
- Business transfers — if Forever Landlord is ever sold, merged, or reorganized, information may transfer as part of that transaction; you will be notified of any material change in ownership that affects how your data is handled.
- With your consent — any other sharing, only if you explicitly opt in.
10. International Data Transfers
Forever Landlord is operated from the United States, and our service providers are located in the U.S. and elsewhere. If you are accessing the Services from outside the U.S. — including the EU, UK, or EEA — your information will be transferred to, stored, and processed in the U.S. and other countries whose data-protection laws may differ from yours.
Where required, transfers are protected by appropriate safeguards such as the EU Standard Contractual Clauses (SCCs, 2021/914), the EU-U.S. Data Privacy Framework where applicable, and the UK International Data Transfer Addendum (IDTA). You may contact us for more information about these safeguards.
11. How Long We Keep Your Information
- Newsletter subscribers: as long as you remain subscribed, plus an indefinite period after unsubscribe for suppression-list purposes (so we do not accidentally re-add you).
- Contact form submissions: kept in our email archive for up to 5 years for recordkeeping, dispute resolution, and continuity of service, consistent with Florida's 5-year statute of limitations on written contracts — unless there is an ongoing matter requiring longer retention.
- Server logs: per our hosting provider's retention schedule, typically short-term (weeks to months).
- Aggregate analytics: indefinitely, in aggregated or de-identified form that does not identify individuals.
We delete or anonymize personal data when it is no longer needed for the purposes above.
12. Your Privacy Rights
12.1 Rights Available to Everyone
Regardless of where you live, you may:
- Unsubscribe from our newsletter any time using the link in any email
- Request access to the personal information we hold about you
- Request correction of information that is inaccurate
- Request deletion of your information, subject to legal retention requirements
- Ask questions about this policy by emailing help@foreverlandlord.com
We will respond within a reasonable time, generally within 30 days of a verified request.
12.2 EU / UK / EEA Residents (GDPR)
In addition to the rights above, you have the right to:
- Data portability — receive your data in a structured, commonly used format
- Object to processing based on our legitimate interests
- Restrict processing in certain circumstances
- Withdraw consent at any time where processing is based on consent
- Lodge a complaint with your local Data Protection Authority (in the UK, the ICO at ico.org.uk)
12.3 California Residents (CCPA / CPRA)
If you are a California resident, you have the right to:
- Know what personal information we collect and how we use it
- Request deletion of your personal information
- Correct inaccurate personal information
- Opt out of the "sale" or "sharing" of personal information (we do not sell or share personal information as defined by the CCPA)
- Limit the use of sensitive personal information (we do not knowingly collect sensitive personal information)
- Be free from retaliation for exercising these rights

12.4 Other U.S. State Rights
Residents of states with comprehensive privacy laws — including Virginia (VCDPA), Colorado (CPA), Connecticut (CTDPA), Utah (UCPA), and Texas (TDPSA) — have rights broadly similar to the California rights above. Please contact us using the same email to exercise them.
12.5 Verification
To protect your information, we may need to verify your identity before responding to a rights request. Verification typically involves confirming control of the email address associated with your information.
13. Children's Privacy
The Services are intended for adults aged 18 and older. We do not knowingly collect personal information from anyone under 18, and we specifically do not knowingly collect personal information from children under 13 in accordance with the Children's Online Privacy Protection Act (COPPA).
If you are under 18, please do not sign up for our newsletter, submit the contact form, or provide any personal information through the Services.
If you believe a child has provided information through the Services, email help@foreverlandlord.com and we will promptly delete it.
14. Security
We use commercially reasonable technical and organizational measures to protect your information, including HTTPS/TLS encryption on the site, vetted service providers, and access controls. No method of transmission or storage on the internet is 100% secure; we cannot guarantee absolute security, and you provide information at your own risk.
If we become aware of a data breach affecting your personal information, we will notify you as required by applicable law.
15. Third-Party Links
ForeverLandlord.com contains links to third-party sites — Skool, X/Twitter, YouTube, Apple Podcasts, Spotify, news articles, referenced tools and services. Once you click an external link, you leave our site and are governed by that site's privacy policy and terms. We are not responsible for the content or practices of third-party sites.

17. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will update the "Effective Date" and "Last Updated" dates at the top. Material changes will be communicated by a notice on the site or, where appropriate, by email to newsletter subscribers. Your continued use of the Services after the revised policy takes effect constitutes your acceptance of the updated terms.

18. Governing Law & Jurisdiction
This Privacy Policy is governed by the laws of the State of Florida, U.S.A., without regard to its conflict-of-laws principles. Any dispute arising out of or relating to this Policy that is not subject to arbitration or mediation under our Terms and Conditions will be resolved exclusively in the state or federal courts located in Orange County, Florida, and you consent to the personal jurisdiction of those courts.
Nothing in this section overrides the mandatory rights of EU, UK, or EEA residents under applicable data-protection law.

We aim to keep this policy readable, including for users of screen readers and other assistive technologies. If you have trouble accessing any portion of this policy, email help@foreverlandlord.com and we will provide the information in an accessible format.
20. SMS / Text Messaging Program
20.1 Scope of This Section
Forever Landlord may operate one or more SMS (text-messaging) programs through our SMS service provider, Twilio, using toll-free numbers verified under U.S. carrier (AT&T, T-Mobile, Verizon) toll-free messaging requirements. Each SMS program has its own purpose and its own opt-in disclosure at the point of collection. The opt-in disclosure presented to you on the specific form where you provide your mobile number controls what messages you will actually receive. This Section explains our overall program, the rights that apply across every program, and how we handle your mobile information.
20.2 Categories of Messages We May Send
Depending on the specific program you opt into, SMS messages may include:
- Customer-care and account messages — appointment and showing reminders, maintenance updates, service requests, support replies, satisfaction surveys, and other transactional or account-related notifications.
- Educational and community messages — newsletter delivery, new content alerts, and community announcements (only if you opt in to a program whose disclosure explicitly includes these categories).
- Marketing or promotional messages — only if you opt in to a program whose disclosure explicitly describes promotional use. We do not send promotional SMS to anyone whose opt-in was scoped to customer-care or account-related communications only.
20.3 How You Opt In
You opt in to an SMS program by manually checking an unchecked consent box on a Forever Landlord form (typically hosted on Tally) at the same time you provide your mobile number. Consent is never pre-checked, never bundled with another action, and never inferred from any other interaction. You may also opt in by replying to a confirmation message we send to verify your number.
20.4 Message Frequency, Rates, and Carrier Disclaimers
Message frequency varies by program and by your account activity. Standard message and data rates from your mobile carrier may apply. We do not charge a separate fee for SMS messages. Carriers are not liable for delayed or undelivered messages.
20.5 How to Stop Receiving Messages (Opt-Out)
You can opt out of an SMS program at any time:
- Reply STOP to any message to unsubscribe from that specific program.
- Reply HELP to any message for assistance.
- Email help@foreverlandlord.com to be removed from all SMS programs.
After you opt out, we may send a single confirmation message acknowledging the opt-out. No further messages from that program will be sent unless you opt in again.
20.6 Consent Is Never Required
Opting in to SMS messages is never a condition of:
- receiving any product, service, course, newsletter, or community access from Forever Landlord;
- scheduling a property showing, submitting an application, or otherwise interacting with Forever Landlord in a tenant or prospective-tenant capacity;
- any purchase or any continuation of a tenancy.
You can decline SMS and continue to receive every other service we offer, including email-based communications.
20.7 How We Handle Your Mobile Information (Carrier-Required Disclosure)
Your mobile phone number and SMS opt-in consent will not be shared, sold, rented, leased, or otherwise disclosed to third parties or affiliates for marketing or promotional purposes.
Mobile information collected as part of an SMS opt-in — including your phone number, the fact of your consent, the consent timestamp, your IP address at opt-in, the form source URL, and the exact disclosure text shown to you — is used and shared only:
- with Twilio, our SMS service provider, for the sole purpose of delivering the messages you requested and meeting carrier compliance requirements;
- with any other service provider listed in Section 6 that is strictly necessary to deliver the SMS service (for example, our CRM or hosting infrastructure), under written terms requiring confidentiality and appropriate security;
- where required by law, subpoena, or court order; and
- where required to protect rights, property, or safety.
We do not use your mobile information for lookalike audience building, advertising-platform retargeting, or any other marketing-platform purpose.
20.8 Consent Records and Retention
To meet TCPA, CTIA, and carrier requirements, we retain proof of your opt-in — including the consent timestamp, IP address, form source URL, and the exact disclosure text shown to you at the time — for as long as required by applicable law and carrier rules, and at minimum until you withdraw your consent. After opt-out, we may retain your phone number on a suppression list indefinitely so we do not accidentally re-message you.
