1. Purpose of This Disclaimer
This Earnings Disclaimer explains how to understand any reference to income, returns, profits, rental cash flow, or other financial results that appears on ForeverLandlord.com, in our email newsletter, on our podcast, in our videos, in reader testimonials, or in any other communication associated with the Services (as defined in our Terms and Conditions).
It is not boilerplate. The Services are operated by Gonzalo Consulting LLC (d/b/a Forever Landlord), and Rene Gonzalez shares real numbers from his real rental portfolio. Because those numbers are real, the context surrounding them has to be real too. This page is that context.
This disclaimer is incorporated into our Terms and Conditions by reference and is binding on every user of the Services.
2. Who This Applies To
This disclaimer applies to every visitor, reader, listener, subscriber, and viewer of the Services. By using the Services — visiting the website, reading the newsletter, listening to the podcast, watching the videos, or engaging with any related content — you acknowledge that you have read and understood this disclaimer.
3. No Guarantees
Nothing on the Services is a guarantee, warranty, projection, or prediction of your future financial results.
Any income, return, or performance figure — whether Rene's own or referenced from another landlord, investor, testimonial, or third party — is a description of a specific individual experience and is not a representation of what you can expect to achieve.
If you're here looking for a promise that following Rene's approach will produce a specific financial outcome, the honest answer is: no such promise exists, and anyone who makes one is lying.
4. Rene's Actual Results (and What They Mean)
What the $8,000+ figure IS
- Rene's gross monthly rental income collected from his four rental units, accurate as of the Last Updated date at the top of this page
- A specific, individual experience based on Rene's specific Florida-area markets, his specific acquisition timing, his specific capital base, his specific operational approach, and his specific mistakes along the way
- Substantiated by rent rolls and bank records available to Rene
What the $8,000+ figure IS NOT
- Net profit. It is gross rental income. After mortgage payments, property taxes, insurance, repairs, capital expenses (roof, HVAC, appliances), vacancy, and other operating costs, Rene's actual net profit is substantially lower.
- A projection of what you would earn
- Typical of what a new landlord could expect in their first months or even first years
- Achievable without meaningful capital, effort, patience, risk tolerance, and a tolerance for losing money in some periods
- A guarantee that Rene's own income will remain at this level or increase
About future numbers
Rene expects — but does not guarantee — that his rental income will gradually improve over time as mortgage balances are paid down, as rents track inflation, and as operational efficiency improves. These expectations are projections, not commitments. Real estate involves risks — including vacancy, tenant default, capital expenses, market downturns, natural disasters, insurance-availability crises (a real and growing problem in Florida), property tax increases, regulatory changes, and interest-rate exposure — that can eliminate or reverse those expected gains in any given year. Past performance does not guarantee future results.
If the figure on this page is out of date, it is because Rene has not yet come back to update it. The figure represents the most recent number Rene has publicly reported as of the Last Updated date at the top. For the most current figure, email help@foreverlandlord.com.
5. About "Rene Works For Free"
Elsewhere on the Services — most notably on our Skool community page — Rene uses the phrase "Rene Works For Free" to describe his current approach. That claim is honest and intentional. Here is what it means, in plain English.
What "Works For Free" means
Rene does not charge readers for the newsletter, the podcast, the articles, the contact form, or access to the free Skool community. He does not sell courses, mastermind seats, 1-on-1 coaching, consulting, paid memberships, or any other product or service on ForeverLandlord.com. He is not running a guru business.
The one thing that generates revenue from the audience
When a reader joins Skool through Rene's affiliate referral link, Skool may pay Rene a small commission — paid by Skool, Inc., not by the reader. That commission does not increase anything the reader pays on Skool. It is the same commission Skool pays to any of its affiliate partners.
Why we disclose this explicitly
"Works for free" is a truthful statement of Rene's philosophy and monetization model, but it could reasonably be misread as "Rene earns literally zero from anyone in this audience." That would be materially incomplete. This section is the reconciliation — and it is consistent with how we discuss affiliate relationships in our Privacy Policy and Terms and Conditions.

6. Affiliate Relationships (FTC Disclosure)
Some links on the Services are affiliate links. If you click one and sign up, subscribe, or make a purchase, Forever Landlord may earn a commission at no additional cost to you.
Our primary affiliate relationships are with Skool and Tally.
Skool. The link to our community (skool.com/skoolers/about?ref=…) is an affiliate link. If you join Skool and later pay for a premium group or feature, we may earn a commission from Skool.
Tally. When we share a link to start a Tally account (tally.cello.so/…), Tally may pay us a referral commission if you later subscribe to a paid Tally plan. Tally's free plan is unaffected — if you stay on free, no commission is paid. We use Tally daily for our own forms and recommend it independent of that referral arrangement.
This disclosure is provided in accordance with the U.S. Federal Trade Commission's Endorsement Guides (16 CFR Part 255). It supplements the disclosures in our Privacy Policy and Terms and Conditions.
We only recommend products and platforms we personally use or would use. Our affiliate participation does not influence what we write, recommend, or publish.
7. Testimonials and Reader Reviews
Testimonials and reader reviews displayed on the Services (collected and verified through ProveWorth, our third-party reviews platform) describe specific individual experiences of specific people. They are not guarantees, warranties, or representations of what you or any other reader can expect.
Each testimonial reflects that person's own market, capital, effort, experience, timing, and luck. Your results will differ, possibly significantly.
Testimonials have not been reviewed or endorsed by the FTC or any regulatory body.
8. Typical Results and Individual Results
In compliance with FTC Endorsement Guides, we disclose the following:
There is no "typical" result for a Forever Landlord reader. We do not sell a product, course, or program, so there is no cohort from which to calculate a typical outcome. Readers of the newsletter and viewers of the content come from every income level, every market, every experience level, and every capital situation. Their outcomes reflect that variance.
Any result referenced anywhere on the Services — Rene's own, another landlord's, or a reader's — should be understood as that specific person's individual result, not as a benchmark for your own expectations.
9. No Professional Advice
The Services are for general informational and educational purposes only and do not constitute professional advice of any kind, including but not limited to:

This is repeated from our Terms and Conditions because real-estate investing is the decision category where informal advice goes wrong most often and most expensively.
10. Real-Estate and Landlord Risk Disclosure
Landlord operations and real estate investing involve substantial and irreducible risk, including but not limited to:
- Vacancy risk — months with no rental income at all
- Tenant risk — late payments, non-payments, evictions, property damage, litigation
- Capital expense risk — roof replacement, HVAC failure, plumbing, foundation, flood damage, mold remediation
- Market risk — property values can decline; rents can stagnate or fall
- Liquidity risk — real estate is illiquid; selling takes months and costs 6–10% in transaction fees
- Interest-rate risk — adjustable-rate mortgages can reprice; refinancing can become impossible
- Insurance risk — especially relevant in Florida and other hurricane/flood/wildfire markets, where insurance may become unaffordable or unavailable
- Regulatory risk — rent control, short-term rental bans, licensing requirements, eviction moratoriums, habitability standards
- Tax risk — property tax reassessment, IRS rules on depreciation and recapture, passive-activity-loss rules
- Natural-disaster risk — hurricanes, floods, fires, earthquakes, and their follow-on insurance consequences
- Concentration risk — small portfolios (like Rene's) are exposed to single-property events in a way larger portfolios are not
Partial or total loss of invested capital is possible. This is not theoretical; it happens to real landlords, including experienced ones, every year.
If you are not financially, emotionally, and operationally prepared for these risks, landlord investing may not be appropriate for you.

12. Past Performance and Prior Results
Past performance — Rene's, any testimonial-giver's, or anyone else's — is not indicative of future results.
Every real-estate cycle, every rental market, and every individual operator's trajectory is different. Numbers from 2019, 2023, or 2026 describe what happened in a specific context that will not exactly repeat.
13. Not a Business Opportunity
Forever Landlord is a media brand. It is not a business opportunity within the meaning of the FTC Business Opportunity Rule (16 CFR Part 437). We do not:
- Sell you the right to operate any business
- Promise to provide locations, accounts, customers, or outlets
- Offer a buyback guarantee
- Sell equipment, inventory, or supplies
Nothing on the Services should be interpreted as an offer or sale of a business opportunity, franchise, or investment contract.
14. Your Responsibility
